Workspace believes that good planning and preparation are not only a fundamental part of the process but key to fulfilling the expectations of the client. These are the steps we take and what they mean.
During the Space Analysis process, we will assess your new office requirements in terms of open-plan desk space, personnel and support facilities, private offices and meeting rooms. Along with this we record additional space required for IT/AV infrastructure, communal areas (such as kitchens and bathrooms) and space for circulation.
The Space Analysis is in essence a survey of what’s required and using an intelligent mathematical algorithm approach, it enables us to generate the optimum working space for your organisation.
The suitability of a project hinges on several major factors, one of which is costs.
An outline budget will be prepared and presented with the space plans; the budget will include all work elements plus fees for the complete project.
We appreciate that some projects evolve and advance. At such times, the budgets and layout plans will be adjusted accordingly to reflect this. That said, our budgets are prepared thoroughly and we would not expect them to vary by more than a small percentage, provided the scope of works remains the same.
It is important to know that the air conditioning and electrical systems in place are in working order, and can adequately support the office demands.
We offer a validation survey on the air conditioning and electrical installations. This is a practical survey; whereby a commissioning engineer will test each fan coil unit to its extremes, check the controls and air volumes.
A License to Alter is required to cover the proposed fitting out works, the Licence needs to be in place to coincide with the signing of the lease agreement.
When Heads of Terms have been agreed, we will prepare the detailed plans for Landlord approval. These are usually, but not limited to:
• Mechanical services
• Detailed plans
• Reflected ceiling plans
• Under floor services plans
Most, if not all of the proposed works will require Building Control Approval.
We take responsibility for the Building Control Approval, using the Approved Inspector Scheme. Our Inspectors, (GSA) are a Government licensed Approved Inspector.
It can be a challenge to imagine working in a new environment, especially one that needs a complete renovation. The best solution for this is with visualizations and space plans.
From your short list of properties we will prepare space plans to help establish the suitability of a building. We pay particular attention to the M & E (Mechanics & Engineering) as air conditioning can often have a significant impact, not least on cost.
Health and safety is paramount and always a priority and we take onus as Project Coordinators, under The Construction (Design and Management) Regulations 2015 (CDM).
Our Project Managers hold IOSH certificates, a recognized Health and Safety qualification from the Chartered body for health and safety professionals.
We also team up with Health and Safety consultants Safe-T-Zone Ltd, who work closely with our Contracts Manager in producing the Construction Phase Health and Safety plan.
We also offer a “small works” service to existing clients for any future renovations.
